FULL BESPOKE SERVICE
Following an initial enquiry via a simple contact form outlining the basis of the project, you would book a Discovery Call so we can hear all about the vision, aspirations and basic requirements of the sustainable project. After this, we would then suggest a site visit (this is chargeable but refundable on our appointment, as designer on the project), to get a clear idea of the space. During this meeting, we would also aim to get an idea of the project's budget, timeframe and to discuss the scope of work in more detail. This would then give us all the information we require to draw up a fee proposal for our full bespoke service.
1/ BRIEFING
On the studio’s appointment, we will meet again with the client/s to take a full, detailed brief - ideally on site. We will go through their preferences, likes & dislikes. With a residential project, this will include how they live their lives now, coupled with how they would like to live in their perfect world. With our commercial clients, we would go through the inner workings of their business, the overall space, who will be using it and what tasks will be carried out within it. This brief will be detailed, formalised and signed off by the client/s, creating the basis of the full design scope for us to undertake. We can also carry out a site survey, to take accurate measurements and electrical & plumbing details to enable us to draw up plans for space planning and detailed CAD drawings.
2/ DESIGN CONCEPT
Working with the information gleaned at the briefing, we commence the design process giving considered, imaginative thought to the project. Firstly we consider the layout and space planning - offering a number of options for enhancing the structure and flow of your space. We put together concept image boards to visually describe the overall scheme and feel for the project. Also including our design ideas for key areas such as communal spaces, bathrooms and any architectural details. From these we select samples of materials for each surface; create initial furniture and lighting boards; draw up the layout plans and provide rendered perspective sketches where necessary. All of which we present to give an overview of how the proposed space will look at the presentation meeting. We often give 2 options from which the client/s can choose, depending on how specific the brief is. After the presentation, the client/s will then receive a digital copy to keep for their reference & consideration in order to give detailed detailed feedback on all aspects of the initial design, to enable us to move on to the next phase.
3/ DESIGN DEVELOPMENT
Once we have received client/s' full feedback, we develop each design idea and put these into place using computer aided design (CAD). We will also start to narrow down the fixtures, fittings and material finishes following their further feedback, to start finalising these. On presentation of this stage they will receive a full set of design drawings, plus an update of the visual concept, from which we will require detailed feedback on all aspects of the design. This will include: any changes to structural layout, elevations of each wall where necessary, lighting and electrical (M&E) plans, detailed drawings for any bespoke items and a full schedule of works on a spreadsheet, listing all the elements to be carried out by the contractor.
4/ TENDER PROCESS
Once we receive the full and final feedback ‘sign off’ from the client/s on the development phase, we put any outstanding amendments into action, to create the final ‘Tender Pack’. It is from this tender pack that we invite contractors to submit their quote (ideally directly onto the itemised spreadsheet!), to be considered for appointment to the project. We have a roster of tried and trusted contractors that we like to work with and can suggest in order to find the right match for the project. We can help support the client/s with this process by giving guidance.
5/BUDGET
We can assist with budget allocation for the procurement phase to give clarity regarding apportioning of the budget across the project
6/ SOURCING/PROCUREMENT
Through our ever growing, eclectic range of sustainable suppliers and knowledge of materiality, we provide a sourcing and procurement service, via a transparent procurement schedule; which will provide stylish, quality & considered items for the project. We receive trade discounts up to 40% which we pass on to our client/s. We are here to obtain quotes, comparisons, process orders and organise deliveries to site. We cover our time for this by applying an admin fee to the trade price.
7/ CONSTRUCTION
We will always recommend an initial on-site kick off meeting with the contractor and his team to go through all details on the design drawings and the full scope of works throughout the space.
8/ DESIGN MANAGEMENT
Throughout the project’s build, we can manage all the design elements for the client/s, both on and off site, to ensure all the site works adhere to the final designs. We will monitor the quality of the work and check the materials and finishes used, including all purchased items are delivered safely on site. Also included in this part of the service is managing any after sales issues with suppliers, should there be any problems after the point of sale. This is quite useful for those who may be low on time or wish to have absolute peace of mind.
If the client/s choose to manage the build stage of the project, we can be there on a consultation basis to assist if required.
9/ STYLING
To complete the project, we can help with adding those finishing touches, by accessorising with any last details to complete the overall scheme or advise on the best ways to style the space, if required. We like to photograph all our finished projects for marketing purposes, as well as our website and portfolio. As a gesture of goodwill, we share the final images with our client/s, as a parting gift in appreciation for facilitating this.
10/ FEES
Our fees for our bespoke full service, to cover all phases as laid out above, are based on the square meterage of the space, combined with our scope of work. However, our minimum level of engagement for our full service, design only fee is £10,000.
